TSA capitalised on the waterfront location of this new mixed-use development by creating curving balcony forms reminiscent of tidal patterns. The building occupies a 2900sqm site and offers a mix of high-end retail/hospitality, 40 x 2 and 3 bedroom apartments and 4 x 2 bedroom penthouses with a communal pool deck.

TSA’s sleek and striking design includes over 72 premium beachfront apartments. Located next door to the prestigious Northcliffe Surf Life Saving Club, with direct beach access, this is one of the most highly desirable sites on the Gold Coast.

The mix of prestige apartments includes two x 350sqm apartments per floor for 60% of the available floors then transitions into one apartment per floor in the order of 500sqm.

Exclusive boutique pools and recreation spaces have been created on ground and podium levels addressing the beachfront proximity.

TSA explored how a mixed-use project could provide a visual and cultural contribution to the city’s skyline. The building will offer a mix of hotel accommodation and ground floor retail opportunities whilst integrating an indigenous artwork into the façade.

High volumes with planted edges create lush, heavily shaded retail zones. The twelve levels above form a tower of accommodation wrapped with a climate-responsive and integrated art façade. A communal rooftop garden, pool and recreation space capitalises on 360 degree coastal and hinterland views.

TSA was tasked with maintaining a balance between yield and luxury which was primary to the success of this project. All apartments include study nooks, walk-in pantries and free-standing baths. Courtyard apartments have direct street access. Stone and timber were concentrated on the lower levels externally and all interiors featured natural stone.
