Case Study: Alba Apartments

TSA was tasked with creat ing a striking contempor ar y development of luxury residential units suitable for long term owner occupiers. The building promote s a sense of community and identity for the owners with the extensive lobby space created to mimic the feel of a luxury hotel. The open stair and three storey void in the common lift lobby space promote impromptu neighbourly interactions , promoting the use o f stairs and the opportunity to meet neighbours on all levels of the building .

Maintaining the balance between yield and luxury was primary to the success of the project. TSA developed varying unit type’s addressing the inherent value of each units location and aspect. All units include study nooks, walk-in pantries and free standing baths.

A series of orthogonal layered forms which stretch along the Laipriak Street façade break the building into segments, promoting unit identity and reduce the building scale. Interaction with the street occurs with ground level courtyards providing private visitor entries for ground level units. Exterior treatments are varied through the use of standing seam steel, screened glazing walls and simple colour variation.

Stone and timber are introduced in subtle ways are the ground level, grounding the building with the landscape and introducing texture at the human level.

Interiors are luxurious yet contemporary. The use of free-standing baths in all units invokes the essence of a luxury home and natural stone tiles and benchtops bring and added layer of quality.
